My wife and I raised our family in Wilmington. We have been here twenty-three years.
Both of our kids went through the Wilmington schools and graduated from Wilmington High. Gabby danced at a studio in town her whole life and played field hockey for WHS, and she went on to dance in college. Mikey came up through Wilmington Little League and into the high school program, a catcher, captain his senior year, and team MVP. He went on to play in college as well.
I mention the college part for one reason. The programs in this town were good enough to get them there. That is not something you can say about everywhere, and it is the kind of thing you only really appreciate afterwards.
For fifteen years, this firm’s office was in Wilmington too. We only left when we outgrew the space, and we went just over the line into Woburn, close enough that plenty of our Wilmington clients never noticed.

It is also the asset most exposed if long-term care becomes necessary, because MassHealth looks back five years at transfers before it will help with nursing home costs. Planning done in good time protects the home; planning done during a crisis protects far less of it.
The instinct most people have, putting a child on the deed, is usually the wrong move. It is a gift, it exposes the house to that child’s creditors and divorce, it can start the five-year clock running, and it can forfeit the step-up in basis that would otherwise erase decades of capital gains. There are better ways to reach the same goal.
